You
must first become licensed as a Salesperson before you can become a Broker.
Salespersons
License
A candidate
must be eighteen years of age, have a valid social security number and complete a state-approved license preparation
course to be eligible for a salesperson license. The course consists of 24 classroom hours of instruction and must
be completed before taking the state exam.
The
license may be used for either residential or commercial property - for sales or rentals. You may hold the license for future
use or go to work for a broker.
Pre-Licensing Courses
The
Education Certificate required to take the Real Estate Exam must be from a state-certified school. The Greater
Brockton Real Estate Institute is a state-certified school.
We currently
don't have a Salesperson Pre-licensing Course scheduled. A list of all state-certified
schools can be obtained from the Mass. Board of Registration.
The State Exam
The
procedure to take the exam is the same for the Salespersons & Brokers Licenses.
After
a student completes the pre-license course, they receive the education certificate required for the exam with instructions
& guidance to schedule an appointment. (The exam can be taken in any of 5 statewide locations: Boston, Dartmouth, Springfield,
Woburn & Worcester).
The
certificate received from the school is good for a period of up to 2 years. If you have not taken & passed the state exam
by then, you will have to complete another pre-license course to receive another certificate.
The
state exam consists of 110 multiple-choice questions. There are two sides to the test: a general side which is 80 questions
and a state side, which is 30 questions. The state side contains items pertaining to Massachusetts. A score of 70% is required
on both sides to pass. The exam is computerized and results are issued at the time of testing.

When
you pass the test, there's a licensing fee which is paid at the test site. The licensing fee is prorated and calculated at
the test site, and you are issued a license. A license is good for 2 years and expires on your birthday.

Continuing
Education Certification
Massachusetts
Real Estate Brokers & Salespeople are required to complete 12 hours of continuing education every two years for license
renewal. The 12 hours must be completed within the 24 months immediately preceding the renewal date.
For
the 12 credits required, you will have to choose 6 Elective Programs - 2 hours each, of Continuing Ed curriculum approved
by the Board of Registration. For more information on Continuing Ed click here.
Inactive Status
You
may choose not to complete the continuing education and be renewed as inactive, but may not practice Real Estate in Massachusetts.
Salespeople may not obtain the one year experience toward a broker license while inactive.
The
license renewal fee is the same for either active or inactive status. To renew as inactive, your completed renewal form
and fee must be submitted to the Board of Registration.
The
Board of Registration will then provide you with an inactive notice & re-activation form. Your license will be re-activated
only after you have completed your Continuing Education and submitted your re-activation form.
